FRANKFORT, IL – The Frankfort Village Board on Monday, November 17, 2025, green-lit a trio of new businesses, approving special use permits for two coffee shops and a martial arts studio to set up in various commercial centers across the village.

The approvals, part of the board’s unanimous consent agenda, followed favorable 5-0 recommendations for each project from the Frankfort Plan Commission at its October 23 meeting.

Dimes Coffee Lounge, operated by applicants Summer See and Edward Drozd, will open a carry-out restaurant at 10850 W. Laraway Road, Unit 1W, inside the Patriot Center. The business is expected to serve coffee, prepackaged food, and other beverages, catering to local residents and visitors to the Patriot Center’s multi-sport facility.

Solyne Café, proposed by applicant Wdian Al Haj Rahmon, will establish a new coffee shop at 21000 S. Frankfort Square Road, Unit A, in the Cappel Commons plaza. The carry-out restaurant will occupy a 1,871-square-foot tenant space, offering specialty coffees, teas, baked goods, and desserts.

The board also approved a special use permit for indoor recreation for Arena Jiu Jitsu, a martial arts studio operated by Dennis Hough and Aaron Cohen. The business will be located at 19987 S. LaGrange Road in the Hickory Creek Market Place plaza. The permit was conditioned upon the studio implementing a minimum 15-minute break between class times to accommodate parking turnover in the shared lot.

The board’s actions were consolidated into a single vote approving all routine items on the agenda
